Flatiron — roughly 14th to 23rd, Sixth to Park — has some of Manhattan's most architecturally interesting buildings: 1910s lofts converted to condos, the Flatiron building itself, and post-2010 luxury new construction on Broadway and Fifth. Kitchens here lean heavily toward Sub-Zero BI series + Wolf 36/48" packages. Same-day NYC service.

Flatiron-specific kitchen considerations
Many Flatiron loft conversions have unusually configured kitchens — long galley layouts because of the original commercial floor plans, ceilings 12-14 feet, exposed columns, and sometimes ventilation routed through old industrial chases. When a Wolf range underperforms (uneven heat, slow preheat) we always check ventilation first in a Flatiron loft. The duct routing often loses 10-20% effective draw vs new construction.
The newer condos on Fifth Avenue (One Madison, 18 Gramercy, 50 W 22nd, etc.) are spec'd to Sub-Zero/Wolf throughout — typically built-in fridge, wine cooler, dual-fuel range, double wall oven, sometimes the Wolf coffee system. We carry parts for all of these.
What goes wrong most often in Flatiron
- Sub-Zero condenser overheating in lofts with poor ventilation behind the refrigerator (we clean and improve airflow during service)
- Wolf range gas pressure variations in older buildings — burner output drops, hard to caramelize. Fixable.
- Wine cooler temperature drift — Flatiron lofts run warm in summer because of the western exposure on large windows
- Sub-Zero compressor noise — the cabinetry resonance in lofts amplifies normal compressor sounds; we can install vibration dampers
- Wolf control board failure after summer power surges — common in the Flatiron grid
Building access in Flatiron
Mostly doorman buildings. COI delivered to management before our arrival. Service elevators in older loft conversions are sometimes slow; we plan ahead for parts deliveries. For the Flatiron condos with concierge, we coordinate with concierge for entry — usually seamless.

Can you fit a same-day Flatiron call before 5pm on weekdays?
Usually yes. Flatiron is central to our dispatch zone and we schedule multiple Flatiron calls daily. Morning bookings are almost always same-day; afternoon bookings same-day or first thing next morning.
My Flatiron loft has a 14-foot ceiling — does that affect my Wolf range performance?
Sometimes. High ceilings dilute the heat from the burners more than a normal kitchen, and the venting may not capture as efficiently. We diagnose and adjust burner air mix as needed.
Do you service Sub-Zero & Wolf at 50 W 22nd / 18 Gramercy / One Madison?
Yes, we service all the major Flatiron condo buildings regularly. Each has its own building access procedure; we know them all.
My Sub-Zero is making a loud humming sound — is that normal in a loft?
Some compressor noise is normal but loud humming usually means a compressor mount has loosened or the cabinet behind it has shifted. We diagnose with a vibration meter; usually a quick fix.
