Manhattan service: how we operate at scale
Manhattan is where we run most of our trucks. To make same-day dispatch realistic across the whole borough, we operate two service routes:
- East-side route covers UES, Yorkville, Carnegie Hill, Lenox Hill, Murray Hill, Midtown East, Gramercy, Stuy Town, FiDi-East, East Village.
- West-side route covers UWS, Lincoln Square, Hudson Yards, Hell's Kitchen, Chelsea, Meatpacking, West Village, Tribeca, SoHo, FiDi-West, Battery Park City.
Calls placed before 1 PM typically dispatch same-day on whichever route is closer to you. After 1 PM we usually push to next morning — except for emergencies (no cooling, gas smell, water leaking) which we attempt to fit in same-day regardless.

- Standard pre-war co-ops: Contractor hours 9 AM–4:30 PM, freight elevator booked through resident manager, COI required (we email within 30 minutes).
- Post-war condos (typical): More flexible hours, often a service portal like BuildingLink or RealPage.
- Trophy buildings (15 CPW, 432 Park, 220 CPS, Olympic Tower, etc.): White-glove staff, sometimes a building engineer escort, COI with additional named insureds — we handle all of it.
- Battery Park City buildings (LeFrak, Riverhouse): COI through their portal, standard hours, organized building staff.
- Time Warner Center / Mandarin Oriental Residences: Through hotel/residence services, COI with hospitality language.
Service call pricing in Manhattan
Flat $125 service call applies anywhere in Manhattan, any floor, any building, regardless of luxury status. Our travel and access protocols are baked into the price — we don't charge extra for "harder" buildings.
Manhattan emergency dispatch (after-hours, weekends): same $125 service call, no surcharge for first-visit emergencies. We only charge premium rates if you specifically want a tech outside normal hours for non-emergencies (e.g. 9 PM weekend visit for a routine ice maker repair).

Do you carry the right COI for buildings here?

Do you charge extra for higher floors or harder buildings?
No. The $125 service call covers all standard NYC luxury buildings, regardless of floor. We only charge extra if a job requires unusual access (rooftop, freight outside hours, etc.) and we always disclose that up front.
My building requires the freight elevator. Is that a problem?
Not at all. We expect freight-only access in most luxury buildings. Tell us your building when booking and we'll handle the freight reservation logistics through your management.
